• Q: Am I required to make my property available to Section 8?

  A: No at this time SKC does not handle Section 8 Properties.

• Q: Are you licensed?

  A: The owner of SKC Property Management is a Licensed Real Estate Broker.

• Q: Can I reach you after hours?

  A: I can be reach after hours by phone call or text the phone is closely monitored to ensure emergencies are handled promptly. 727-485-3554

• Q: Can you put the money directly into my account?

  A: Yes your money can be either direct deposited or a check can be mailed you can make that decision.

• Q: Do I get to see the lease or sign it?

  A: You will be provided with a copy of the lease. You can elect to sign the lease or have the Property Manager sign on your behalf. We are happy to let you make this decision.

• Q: Do you sell real estate too?

  A: I do not sell real estate but I am happy to direct you to a qualified agent in your area. I am licensed to sell real estate but prefer to concentrate on providing the best property management and directing the sales to people that concentrate in that area.

• Q: How and when do I get my checks?

  A: You will receive your monthly disbursement typically on or before the 10th day of the month. If there is going to be a delay the property manager will contact you so you are aware of any delay.

• Q: How is rent collection handled?

  A: Rent collection is our priority if the rent is not paid by the 3rd day of the month the tenant is contacted. If it is not paid by the 5th day of the month a notice will be served on the tenant. Our goal is keep your revenue flowing on a consistent basis and to teach our tenants that rent must be paid on time.

• Q: How long of a lease do you sign?

  A: Leases are for one year typically. There are times when it can be for either a longer or shorter period.

• Q: How much security deposit do you charge the tenant?

  A: The security deposit is usually the same amount as the rent. If the potential tenant has any credit concerns they may be required to pay an additional deposit.

• Q: How soon can you start managing my property?

  A: We can start managing you property as soon as the contract is signed. We will go to the property and meet with tenants, do a property inspection and drop off the information packet for the tenant. If the property is vacant will can immediately take pictures and get the property on the market.

• Q: What type of properties do you manage?

  A: We manage residential real estate. We manage apartments, condo, trailers or private homes.

• Q: What type of reports do I get and how often?

  A: You will receive an owner's statement each month with your disbursement.

• Q: Who holds the tenant security deposit?

  A: The security can be held by SKC Property Management or by the Owner. This is a decision that is made at the time the Property Management contract is signed by the parties.
