• Q: Can you hold a place before I apply?

  A: The only way to hold a property is to place a non-refundable deposit. This is done to guarantee the property for you and protect the owner from unnecessarily long vacancies.

• Q: Do I pay first month’s rent and last month’s rent with my security deposit?

  A: Depending on your credit history you may be required to only pay the first month's rent and a security deposit.

• Q: How old do you have to be to apply?

  A: You must be at least 18 years old to apply.

• Q: Is the deposit refundable?

  A: The deposit is refundable. We will give you step by step instructions for your move out to give you every opportunity to receive you entire deposit back when you vacate the property.

• Q: Who needs a cosigner?

  A: If you are a student you may be required to have a co-signer. You may also require a co-signer if you have credit issues or cannot prove income of 2 1/2 times the rent.

• Q: You have a property I want to rent. How do I apply?

• Q: How do I pay rent?

  A: You can pay you rent online at this website, by mail, or by hand delivery.

• Q: I want to get a pet. What do I do?

  A: You must first inquire of the pet policy of the property you are living in or interested in living in. Different properties have different restrictions so this must be done for a specific property or the information you receive could be wrong. You may call or text 727-485-3554.

• Q: I want to move out, but my roommate wants to stay. What do I do?

  A: Contact you property manager or call the main office at 727-225-2710.

• Q: My lease expiration is coming and I want to move out. What do I do?

  A: You must contact your property manager and put the information in writing and mail to our office at least 30 days prior to lease expiration.

• Q: Who is responsible for paying for repairs & maintenance requests?

  A: The property owner and property management company is responsible for repairs that they order. If your lease has any previsions such as: tenant pays first $100 or any other amount you will be responsible for the lease agreement amount.
